Mid-Century Houses Worth Keeping

Home Renovation in Sunnylea

Second storeys, rear extensions and basement work for Sunnylea’s mid-century bungalows and Cape Cods, planned by one design-build team that tells you honestly whether to renovate or rebuild.

Home Renovation in Sunnylea: Keep and Add On, or Start Over?

Home renovation in Sunnylea is usually a decision before it is a design: keep a mid-century house and build on it, or knock it down. Much of this land was market gardens until the mid-1900s, and Glenellen Drive and Kirk Bradden Road were only subdivided in 1950. What went up was a mix of bungalows, Cape Cods, two-storeys and Tudor-style homes, often on long lots like the 40 by 141 foot one on Edwalter Avenue.

Teardowns are real here. In 2012 an agent said several houses on Edwalter, and in that whole pocket, had already been knocked down. But a sound house can often take a second-storey addition and a rear extension instead, and you keep the parts that still work. Ashford Homes designs, permits and builds both routes, and we will tell you which way the numbers point for your house.

Neighbourhood file

Sunnylea in Short

Sunnylea grew on the old King's Mill Reserve, where Alexander Thompson's 1803 grant became orchards and then market gardens of five to 25 acres. Gardeners sold off their plots in the mid-1900s, which is why most houses are mid-century. One farm-era survivor, Spring Bank Cottage on Meadowcrest Road, dates from about 1861.

What Complicates a Sunnylea Renovation

Sunnylea houses are younger than the semis east of the Humber, but they bring their own catches: a creek through the middle of the neighbourhood, long lots that builders want, and floor plans sized for 1950s families.

How We Help Sunnylea Homeowners

Second-storey additions and rear extensions come first here, because a mid-century house on a long lot has room to grow up and back. Basement work and design support round out most plans.

Permits, Creek Lots and Trees Around Sunnylea

Sunnylea is not an official City neighbourhood. It forms the northern part of the City’s Stonegate-Queensway area in Ward 3, Etobicoke-Lakeshore, so variances and severances go to the Committee of Adjustment’s Etobicoke York panel. That panel and the City take the local lot pattern seriously: in 2019 the Committee refused to split 889 Royal York Road into two lots, saying they were not in keeping with the established character, and the City defended the refusal at the Toronto Local Appeal Body. Mimico Creek runs through the middle, so creek-side lots may need a Toronto and Region Conservation Authority permit first. Private trees 30 cm or wider need a City permit as well. Our in-house permit team checks each of these by address.

Costing Your Sunnylea Project

The real question here is often renovate or rebuild, so we price the add-on route against your house's condition, the creek and tree rules, and what zoning allows on your lot.

Why Sunnylea Owners Work With Ashford

Straight Answers on Teardown Math

If your house is not worth saving, we will say so before you pay for full drawings. If it is, we show you how much space an addition can add.

Sunnylea Lots, Read Properly

Creek edges, big trees and the City's view of the local lot pattern all shape what you can build. We check them for your address before design starts.

One Team, Drawing to Handover

Our BCIN-qualified staff draw the plans and file the permits, and our own crews build, so the design and the budget stay connected.

Covered for Five Years

Labour and materials carry a five-year warranty, and you follow the schedule, costs and progress photos in JobTread for the whole build.

West Toronto Renovations From Our Portfolio

Steps in a Sunnylea Renovation

Step 1
Visit and Keep-or-Rebuild Talk
We look at the foundation, roof and layout with you and give a first honest view on whether the house is worth building on.
Step 2
Address Checks and Survey
We pull the zoning for your lot, check whether the creek valley brings a conservation authority permit, and note any trees 30 cm or wider.
Step 3
Design Up and Back
We draw the second storey, the rear extension or both, sized to the zoning so a variance is a choice, not a surprise.
Step 4
Permits, Then the Panel
Our team files the building permit, and any minor variance goes to the Etobicoke York panel with drawings that show how it fits the street.
Step 5
Priced Plan, Then the Build
You approve an itemized quote and timeline first. Our crews then frame, close in and finish, booking each City inspection as we go.
Step 6
Room-by-Room Handover
Together we go through each room, finish any outstanding items, and the five-year labour and materials warranty takes effect.

Our Closest Work to Sunnylea, and Next Door

There is no Ashford project in Sunnylea yet. Our nearest is a short drive east in Bloor West Village, where on Brookside we built a rear addition that needed Committee of Adjustment approval, plus a second-floor primary suite. North of Bloor, the older Home Smith houses are covered on our The Kingsway page, and the post-war streets south toward the Gardiner are on our Stonegate-Queensway page.

Sunnylea Homeowner Questions

Is it better to renovate or tear down a Sunnylea bungalow?

It depends on the house, not the street. Teardowns have happened in Sunnylea for years, but a sound foundation and frame can often carry a second storey and a rear extension, and you keep what works. A rebuild makes more sense when the foundation, layout and systems all need replacing at once. We look at your house and lay out both routes before you commit.

Often, yes. A structural engineer first checks whether the existing foundation and walls can take the extra load, and the zoning sets the height and size you can reach without a variance. Where the zoning stops short, the Etobicoke York panel decides. Our home additions page explains how we plan the structure and the roof.

It is hard. In 2019 the Committee of Adjustment refused to split 889 Royal York Road, a 15.24 m lot, into two, and City staff said the new lots would not fit the established character and lot pattern. The City then defended that refusal at the Toronto Local Appeal Body. We would rather help you get more from the house you already have.

Lots near the creek may fall within a Toronto and Region Conservation Authority regulated area. If yours does, additions, decks, garages and replacement homes need that authority’s permit, and the City cannot legally issue a building permit until you have it. We check the regulation map for your address at the start and build the extra approval time into your schedule.

Toronto allows up to four units on residential lots citywide, and the newer sixplex permission does not cover Etobicoke wards. For most houses the practical first step is one legal basement suite. Under the 2024 Ontario Building Code it needs a ceiling of at least 1.95 m, or 1.85 m under beams and ducts, plus proper exits and fire separation.

Yes. The City runs a basement flooding protection subsidy that pays part of the cost of a backwater valve, a sump pump and related work, as long as the contractor holds a Toronto business licence. A backwater valve also needs a building permit and an inspection. When we underpin or waterproof a basement, we plan these pieces into the same job.

Emmett was wonderful to work and I knew I could trust him with my project from our very first conversation. He managed our home renovation that included a custom kitchen where we had to take out a chimney and put in a structural beam. We added heated floors to our entryway and mudroom, installed new hardwood floors throughout, renovated two bathrooms and lowered the basement bathroom floor. The results were beyond my expectations and I would work with Emmett again in a heartbeat.

Emmett and his team helped my wife and I with the timely renovation of our third bedroom in time for the arrival of our first child. They also replaced three bedroom doors, installed a new bannister in our main stairwell, and painted. Throughout the project, I found Emmett and his team to be highly responsive and attuned to our needs, always going the extra mile to ensure that we were happy. We were able to move quickly and trust them to make decisions when we wished to step back, but were also encouraged to provide input and guidance every step of the way. This project was particularly challenging because we were living onsite during the renovation, and I felt that they made every effort to keep the space as tidy as possible for us. Ashford Homes uses a project management software called CoConstruct that makes communicating with their team easy and efficient. We always felt like we were a priority when communicating with Paul, our project manager, and were able to advise and provide input at various crucial stages of the project. The team was particularly receptive to the various minor tweaks that came up as we neared completion of the project, which is a big plus. My wife and I are very pleased with the result of our renovation. I highly recommend Emmett and his team to anyone.

Emmett worked with us on a 3 floor renovation of our older High Park home and we couldn't be happier. We had 2 structural walls removed, main floor kitchen completely demo'd and rebuilt, bedrooms modified on the 2nd floor and the entire 3rd floor gutted and rebuilt, including adding a 3 piece bathroom. His workflow made tracking progress easy, and he followed through with us whenever there was an issue that required a change in plans. His trades were reliable and professional, and the finishing touches have withstood years of abuse with no issues! I have a porch reno planned for this spring and will be meeting Emmett on Sunday to plan how we are going to get it done. Never considered calling anyone else.

We worked with Ashford homes to renovate a large three unit rental property. It was a century home, and they helped us bring it into the modern era while still keeping some of the beautiful features. They added 3 insuite laundries, 3 kitchen overhauls, 3 bathroom renovations. Additionally they did flooring, painting, new HVAC, asbestos abatement, in-ground plumbing and some electrical. The place looks great, and the tenants love it! Emmett and his crew were easy to work with; they always communicated issues pro-actively and gave options, and also use a software to track the schedule and the communications. Emmett has a solid sense of fairness and accountability, we appreciated his honest and transparent style. We will definitely work with them again in the future!

I've worked with Ashford Homes for over 13 years for several large and small renovations. They have always completed their work for me on time and on budget. Emmett and his crew are very responsive and a pleasurer to work with. They turned a house with offices and an awkward layout into a lovely single family home.
