Worker Houses, Made Whole Again

Home Renovation in Wallace Emerson

Ashford Homes renovates Wallace Emerson’s small red-brick worker houses, from turning split-up flats back into a family home to creating legal suites, with design and permits in-house.

Wallace Emerson Home Renovation, One Worker House at a Time

A Wallace Emerson renovation often starts with a small house that has spent years as rental flats. The area grew from the late 1800s around the rail lines, with modest red-brick detached houses, semis and rows on narrow lots for the people working in nearby factories. North of Bloor, many of those single-family houses were later divided into apartments, some into as many as eight units.

Now many owners are taking them back to single-family use, and a reconversion is a full home renovation: partitions out, services replaced, one layout restored. On a house this size every square metre counts, so the usual ways to gain room are a rear extension toward the lane, a second-storey addition on a small detached house, or underpinning that turns the basement into a real floor.

Wallace Emerson Quick Facts

Wallace Emerson sits north of Bloor between Dufferin Street and the rail corridor, named for the corner where Wallace and Emerson avenues meet. Factories along the tracks once made nails, biscuits and chocolate, and the houses went up for the people who worked there. A new, much larger community centre is being built as part of the Galleria redevelopment.

What Comes With a Wallace Emerson House

Small rooms, decades of renting and a few low spots left by a buried stream all shape the job. These are the issues we plan for before the first partition comes out.

Wallace Emerson Services, Matched to Small Houses

On small worker houses, the work that pays off is whole-house reconversion and adding usable space. Underpinning and a rear or upper addition often make a small house work for a family.

Permits and Unit Rules for Wallace Emerson Homes

Wallace Emerson is in Ward 9, Davenport, inside the City’s Toronto and East York district. Minor variances go to that district’s Committee of Adjustment panel. The district also carries the sixplex permission, so a detached house can hold up to six legal units, which is fewer than some older conversions here were split into. Underpinning needs a building permit, a structural engineer’s design and site review where new footings go below the neighbour’s, and a Tree Declaration. Private trees 30 cm or wider need their own City permit. A new secondary suite needs a permit too, with drawings that show the fire separation and exits.

Pricing a Wallace Emerson Reconversion

Cost depends on how many kitchens and units come out, what the house becomes, and how much space you add. We give you a figure after going through every floor.

Our Work Next Door in Junction Triangle

Our nearest project is just across the rail corridor in Junction Triangle. In that Junction Triangle basement suite project, we underpinned the basement, removed load-bearing masonry walls with new beams, and built a rental unit with its own entrance that rented quickly. For the larger 1890 to 1930 houses south of Bloor, see Dufferin Grove, and for the streets west of the tracks, see our Junction Triangle page.

Questions About Wallace Emerson Homes

Can I turn my Wallace Emerson rental house back into one home?

Yes, and plenty of owners here are doing exactly that. We take out the added kitchens, bathrooms and partitions, rebuild the plumbing, wiring and heating as one system, and restore a single-family layout. If the house is tenanted, settle the tenancy side with proper legal advice before we book the work. The design, permits and building we handle ourselves.

In Ward 9, the City’s sixplex rules allow up to six units in a detached house, and four-unit multiplexes are allowed citywide. Semis and row houses face tighter limits. Some houses north of Bloor were split into as many as eight apartments, so we check what is permitted on your lot before drawing a layout.

Usually there is some. A second storey suits small detached houses, a rear extension can reach toward the lane, and underpinning turns a low basement into a full floor. Which one fits depends on your lot’s zoning, setbacks and the house’s structure, which we check before design. Our interior redesign work can also make the existing floors feel bigger.

It can on certain streets. Brock Stream, a branch of Denison Creek, began north of Bloor between Brock Avenue and Margueretta Street and flowed south. Its trace still shows as dips south of Bloor and a low spot at the end of Brock Crescent. On low ground like that, we plan drainage, a backwater valve and a sump pump before finishing a basement.

Often, yes. A secondary suite needs its own exits, fire separation from the main house and a ceiling of at least 1.95 m, or 1.85 m under beams and ducts. If your basement falls short, underpinning lowers the floor. Just west in Junction Triangle we built a rental suite this way, with its own front entrance and an egress window.

If the wall carries load or the change touches the structure, yes, along with drawings that show the new beam or posts. In a house with several units, even a non-structural change can affect the fire separation between them. We prepare the drawings, bring in an engineer where needed, and file the permit as part of the job.

No. Ashford Homes is a residential renovation company, so we work on houses only, not storefronts, condos or commercial units. If you own a house on one of the side streets, from a single-family home to a multi-unit rental, that is exactly the kind of work we take on.

Emmett was wonderful to work and I knew I could trust him with my project from our very first conversation. He managed our home renovation that included a custom kitchen where we had to take out a chimney and put in a structural beam. We added heated floors to our entryway and mudroom, installed new hardwood floors throughout, renovated two bathrooms and lowered the basement bathroom floor. The results were beyond my expectations and I would work with Emmett again in a heartbeat.

Emmett and his team helped my wife and I with the timely renovation of our third bedroom in time for the arrival of our first child. They also replaced three bedroom doors, installed a new bannister in our main stairwell, and painted. Throughout the project, I found Emmett and his team to be highly responsive and attuned to our needs, always going the extra mile to ensure that we were happy. We were able to move quickly and trust them to make decisions when we wished to step back, but were also encouraged to provide input and guidance every step of the way. This project was particularly challenging because we were living onsite during the renovation, and I felt that they made every effort to keep the space as tidy as possible for us. Ashford Homes uses a project management software called CoConstruct that makes communicating with their team easy and efficient. We always felt like we were a priority when communicating with Paul, our project manager, and were able to advise and provide input at various crucial stages of the project. The team was particularly receptive to the various minor tweaks that came up as we neared completion of the project, which is a big plus. My wife and I are very pleased with the result of our renovation. I highly recommend Emmett and his team to anyone.

Emmett worked with us on a 3 floor renovation of our older High Park home and we couldn't be happier. We had 2 structural walls removed, main floor kitchen completely demo'd and rebuilt, bedrooms modified on the 2nd floor and the entire 3rd floor gutted and rebuilt, including adding a 3 piece bathroom. His workflow made tracking progress easy, and he followed through with us whenever there was an issue that required a change in plans. His trades were reliable and professional, and the finishing touches have withstood years of abuse with no issues! I have a porch reno planned for this spring and will be meeting Emmett on Sunday to plan how we are going to get it done. Never considered calling anyone else.

We worked with Ashford homes to renovate a large three unit rental property. It was a century home, and they helped us bring it into the modern era while still keeping some of the beautiful features. They added 3 insuite laundries, 3 kitchen overhauls, 3 bathroom renovations. Additionally they did flooring, painting, new HVAC, asbestos abatement, in-ground plumbing and some electrical. The place looks great, and the tenants love it! Emmett and his crew were easy to work with; they always communicated issues pro-actively and gave options, and also use a software to track the schedule and the communications. Emmett has a solid sense of fairness and accountability, we appreciated his honest and transparent style. We will definitely work with them again in the future!

I've worked with Ashford Homes for over 13 years for several large and small renovations. They have always completed their work for me on time and on budget. Emmett and his crew are very responsive and a pleasurer to work with. They turned a house with offices and an awkward layout into a lovely single family home.
