Tall Victorian Rows Over a Buried Creek

Home Renovation in Trinity-Bellwoods

Renovations for Trinity-Bellwoods bay-and-gable houses, planned around narrow lots, shared walls and the buried Garrison Creek, with design, permits and building handled by Ashford Homes.

Trinity-Bellwoods Home Renovation for Tall, Narrow Victorians

Renovating in Trinity-Bellwoods means working with houses that grew up, not out. By 1900 most streets here were lined with tall, narrow homes in the bay-and-gable or Gothic Revival style, many of them row houses and semis on tight lots with no driveway. Light, stairs and storage all have to be solved inside a slim footprint.

The other thing that shapes the work is underground. Garrison Creek once ran through what is now Trinity Bellwoods Park, and by the mid-1920s it had been buried in sewers. Lots near the old creek line, around Crawford Street, Roxton Road and Gorevale Avenue, deserve extra care with drainage and soil before any basement underpinning. Above grade, our interior redesign work is about getting daylight into the middle of a long, narrow plan.

Trinity-Bellwoods House Notes

Trinity-Bellwoods runs from Bathurst Street west to Dovercourt Road, between Queen and College. Trinity College stood in the park for about a century, and only its stone gates remain. Portuguese families, many from the Azores and Madeira, settled here from the 1960s, and the western stretch of Dundas is still called Rua Açores.

What Sets Trinity-Bellwoods Renovations Apart

Two things set these jobs apart: how little width the houses have, and what lies beneath some of the streets. Here is what we plan for on a tall Victorian row house, and how we deal with each one.

How We Renovate Trinity-Bellwoods Houses

On these narrow lots, the work that matters most is opening up the inside and getting usable height downstairs. Third-floor space and small rear additions come next, within tight setbacks.

Trinity-Bellwoods Permits, Wards and Heritage Rules

Trinity-Bellwoods is split at Dundas Street West. South of Dundas is Ward 10, Spadina-Fort York; the blocks north of Dundas and east of Ossington are Ward 11, University-Rosedale. Either way, a minor variance goes to the Toronto and East York panel, and the sixplex rules apply to detached houses. There is no Heritage Conservation District for the residential streets. Along the Queen Street West edge, the West Queen West district plan is under appeal, so we check the status of any property fronting Queen. Underpinning always needs a building permit, plus a structural engineer’s design and site review where the new footing goes below the neighbour’s. Private trees 30 cm or wider need a City permit too.

Costing a Narrow Trinity-Bellwoods House

Width, shared walls and what sits under the basement floor shape the price here. We price your house after we have seen it, not from a rate card.

Why Choose Us

Why Trinity-Bellwoods Owners Pick Ashford

Narrow Houses Are Familiar Ground

Our Roncesvalles projects were long, narrow semis much like these, so we plan stairs, light and shared walls from the first sketch.

Water Comes Up Early

Near the old creek line we raise drainage, backwater valves and sump pumps at the first meeting, not after the basement floor is open.

Drawings and Permits Under One Roof

Our BCIN-qualified designers draw the house and file the permits, so the people who design it also answer to the inspector.

Warranty and Live Tracking

A 5-year warranty covers labour and materials, and JobTread gives you the schedule, budget and photos online while we build.

Closest Projects to Trinity-Bellwoods

Ashford has no finished project inside Trinity-Bellwoods yet, and we would rather say so. The closest comparable work is in Roncesvalles, where our Grenadier Road main-floor renovation in Roncesvalles replaced a load-bearing wall with an engineered beam to open up a narrow semi. For the larger 1890 to 1930 houses to the north-west, see our Dufferin Grove page, and for Victorians split into flats, see Parkdale.

What Trinity-Bellwoods Owners Ask Us

Is my Trinity-Bellwoods house over the buried Garrison Creek?

Possibly, if you are near the old creek line. Garrison Creek ran south along Crawford Street, through the Roxton Road and Harrison Street area and Trinity Bellwoods Park, and crossed Queen at the low spot by Gorevale Avenue. Its Dewson Stream branch crossed Dewson Street at Roxton and at Shaw. We check your address against these routes before design.

On July 8, 2013, a storm dropped 126 mm of rain in two hours, and Trinity Bellwoods flooded heavily along the old creek line. The sewers that replaced the creek are combined pipes that proved too small for storms like that. That is why we raise backwater valves, sump pumps and waterproofing early. The City also runs a basement flooding protection subsidy that can help with some of it.

Yes, with more planning than a detached house needs. A row house shares walls on both sides, so a structural engineer designs the staged digging and reviews it on site, and we keep both neighbours informed. The old creek ravine was filled in places, so near it we confirm ground conditions first. Our guide to working with a structural engineer on underpinning explains that step.

No. The City has no Heritage Conservation District for the residential streets here. Along Queen Street West, from Bathurst to Dufferin, the West Queen West district plan was adopted in 2024 and is under appeal, and 250 properties on that stretch were added to the Heritage Register in 2020. If your property fronts Queen, we check its status before any exterior design.

Often, but the zoning sets the limit. Height limits and setbacks decide how much room a third storey or rear-storey addition can have, and some plans need a minor variance. We test your lot against the zoning by-law before design, and our home addition team prepares the drawings and any Committee of Adjustment application.

Waterproofing repairs on their own do not need a building permit in Toronto. A backwater valve does, along with an inspection before it is covered, and underpinning or a new basement entrance always does. We file whatever your plan needs, so the drainage work and the rest of the renovation are inspected together.

Often, yes. Both wards here are in the Toronto and East York district, where the City allows up to six units in a detached house, and four-unit multiplexes are allowed citywide. Semis and row houses face tighter limits. Every unit needs exits and fire separation, and a basement suite needs a ceiling of at least 1.95 m, or 1.85 m under beams and ducts.

Emmett was wonderful to work and I knew I could trust him with my project from our very first conversation. He managed our home renovation that included a custom kitchen where we had to take out a chimney and put in a structural beam. We added heated floors to our entryway and mudroom, installed new hardwood floors throughout, renovated two bathrooms and lowered the basement bathroom floor. The results were beyond my expectations and I would work with Emmett again in a heartbeat.

Emmett and his team helped my wife and I with the timely renovation of our third bedroom in time for the arrival of our first child. They also replaced three bedroom doors, installed a new bannister in our main stairwell, and painted. Throughout the project, I found Emmett and his team to be highly responsive and attuned to our needs, always going the extra mile to ensure that we were happy. We were able to move quickly and trust them to make decisions when we wished to step back, but were also encouraged to provide input and guidance every step of the way. This project was particularly challenging because we were living onsite during the renovation, and I felt that they made every effort to keep the space as tidy as possible for us. Ashford Homes uses a project management software called CoConstruct that makes communicating with their team easy and efficient. We always felt like we were a priority when communicating with Paul, our project manager, and were able to advise and provide input at various crucial stages of the project. The team was particularly receptive to the various minor tweaks that came up as we neared completion of the project, which is a big plus. My wife and I are very pleased with the result of our renovation. I highly recommend Emmett and his team to anyone.

Emmett worked with us on a 3 floor renovation of our older High Park home and we couldn't be happier. We had 2 structural walls removed, main floor kitchen completely demo'd and rebuilt, bedrooms modified on the 2nd floor and the entire 3rd floor gutted and rebuilt, including adding a 3 piece bathroom. His workflow made tracking progress easy, and he followed through with us whenever there was an issue that required a change in plans. His trades were reliable and professional, and the finishing touches have withstood years of abuse with no issues! I have a porch reno planned for this spring and will be meeting Emmett on Sunday to plan how we are going to get it done. Never considered calling anyone else.

We worked with Ashford homes to renovate a large three unit rental property. It was a century home, and they helped us bring it into the modern era while still keeping some of the beautiful features. They added 3 insuite laundries, 3 kitchen overhauls, 3 bathroom renovations. Additionally they did flooring, painting, new HVAC, asbestos abatement, in-ground plumbing and some electrical. The place looks great, and the tenants love it! Emmett and his crew were easy to work with; they always communicated issues pro-actively and gave options, and also use a software to track the schedule and the communications. Emmett has a solid sense of fairness and accountability, we appreciated his honest and transparent style. We will definitely work with them again in the future!

I've worked with Ashford Homes for over 13 years for several large and small renovations. They have always completed their work for me on time and on budget. Emmett and his crew are very responsive and a pleasurer to work with. They turned a house with offices and an awkward layout into a lovely single family home.
